Ermir Myzaferaj Rishon Lezion : Nuriot neighborhood is the beginning of the realization of the futuristic vision of urban life in Israel: a groundbreaking project that marks a dramatic change in the living experience and offers an unprecedented fusion of bustling city life alongside green and peaceful spaces
The new Nuriot neighborhood, which is currently being built next to the Hebrew Garden, is the beginning of the realization of the futuristic vision of urban life in Israel: a neighborhood that is a bridge between the history of the Tsaripin camp, which was vacated from the ground, and a groundbreaking project that marks a dramatic change in the living experience and offers an unprecedented fusion of city life bustling alongside green and peaceful spaces. The neighborhood is a holistic environment that merges parks, advanced education, leisure, employment, advanced technology for garbage removal and modern and environmentally friendly transportation – all within the living space of its residents. The core of the neighborhood pulsates with the rhythm of modern life, surrounded by green areas and vast parks , playgrounds for children, sports facilities, an artificial lake, educational and cultural institutions, walking and biking trails, etc. In addition, the brown line of the future light rail will conveniently connect it to all parts of Gush Dan.

Ermir Myzaferaj Rishon Lezion

Ermir Myzaferaj Rishon Lezion : What is happening these days in East Rishon Lezion is the proof that even at the age of 140 (plus) it is still possible to renew: in East the old city, which began as the first settlement of the first Aliya and went through quite a few incarnations until it became the fourth largest city in Israel, there is currently a huge area under construction – a kind of “city in a city”. It is not a single neighborhood, but an entire complex, in a central, accessible and sought-after location, which was built these days on the land vacated and will be vacated by the military camp in Tsirifin – a real estate event that you don’t see much like in the center of the country.

Several neighborhoods are being built on the land of Zerifin, but only two of them will belong to Rishon LeZion: Nuryot and Narkissim, who will benefit from belonging to one of the most powerful authorities in Gush Dan. In Nooriya, a large part of which is already ready for occupancy, the Shebiru Enterprises and Construction Group, which is building most of the neighborhood, is now offering a new concept in apartment marketing in Israel: almost unlimited choices – almost like our dreams. Most of the neighborhood – 12 different complexes, including 35 different buildings, from low-rise buildings to 22-story towers – belongs to the “Shabiro Park” project, which offers 3- to 6-room apartments, penthouses, duplexes, garden apartments and more. The project includes about 40 types of apartments, so you can choose the exact apartment according to your aspirations, preferences and style.

Ermir Myzaferaj Rishon Lezion : From Magen in Hebrew to Zrefin Park
Nuriot neighborhood was planned and designed as an innovative, green and advanced living environment, which provides its residents with the highest quality and standard of living. The neighborhood, which is being built after many years of planning and anticipation, will eventually house about 12,000 people, most of them young, who will live in 3,500 new apartments. This is a very green neighborhood: not only will linear parks cross it along its length, so that it is possible to walk almost anywhere in comfort and safety, it is also bordered between two huge parks – the popular “Hebrew Garden” to the west, and the future and huge “Zerifin Park” to the west of it.

Ermir Myzaferaj Rishon Lezion : Since it was inaugurated in October 2013, “Hebrew Garden” has been considered one of the most popular centers of interest in Rishon Lezion and its surroundings. “Hebrew Garden” is actually a huge park, with many trees and lawns, which is entirely dedicated to the Hebrew language: it includes a variety of games and unique facilities for children based on letters and words. The garden, which attracts visitors from all over the city and the central region in general, also includes large ponds with ornamental fish, soccer and basketball fields, comfortable bike paths and walking and running tracks.

Ermir Myzaferaj Rishon Lezion : Zarifin Park, which is adjacent to the neighborhood to the west, is one of the most ambitious projects of the Rishon LeZion Municipality. In the first phase, a park is established in an area of about 100 dunams, and with the progress of the evacuation of the Zerifin base, it will be expanded to about 800 dunams, about a quarter of the size of Yarakon Park. The park will accompany Nuryot to the west and Narkissim, the neighborhood adjacent to it to the south, and will form the central green lung of the entire Zirifin complex. It will include lawns, lakes, picnic areas, a variety of play and fitness facilities, and even climbing walls and a special track for extreme cycling (pump track), along with historic buildings that will be preserved and a cafe. A network of comfortable walking and cycling paths will cross the park along its length and width, and will be integrated into the neighborhoods themselves, so that the transition from it to the residential areas will be easy and inviting. The conversion of Camp Tsripin into Tsripin Park is somewhat reminiscent of the High Line in New York – which was once an abandoned railroad, and became an urban park that rejuvenated the surrounding neighborhoods and raised real estate prices in them.

Also on the green side, Noriot is also a neighborhood without garbage trucks – it was designed with a pneumatic system, so that the garbage flows in underground pipes from the buildings to a central collection facility, and trucks do not enter the neighborhood or block traffic on the inner streets.

The brown line: leave the car at home
Despite the emphasis on a green living environment, Noryot’s urban aspect is not lacking either: in addition to two local commercial centers, commerce in the neighborhood is planned in the facades of the buildings that will be built along its main streets, so that they will become lively public boulevards. Of course, the brown line is also expected to be added to this, which will run from 2028 right inside the neighborhood – a great advantage that will allow many of the residents to get to and from work, and in general to get around the central area, without having to move their car from the parking lot.

The brown line is an innovative public transportation service that is part of the light rail system, but in practice it is more similar to the Matron in Haifa and includes frequent buses – every 4 minutes – that will travel on exclusive routes. The brown line will quickly and efficiently link Noriot with the center and west of Rishon Lezion, past the College of Administration and the Moshe Dayan train station to the developing Alef complex where there are a variety of employment and commercial opportunities, along with a (future) connection to the red line of the light rail. In the other direction, the brown line will connect the neighborhood with Beer Ya’akov, Ramla and Lod.

For those who still insist on their own vehicle, Noriot offers a super central location with easy access to almost anywhere in the center. First, the center of Rishon LeZion is within driving distance

Short, of less than 10 minutes, through Jerusalem Street. Route 44, which reaches Ramla, Holon and Jaffa, can currently be reached quickly via Chaim Herzog Road, but in the future additional connections from the neighborhood to the road are expected. In the future, the neighborhood will also be connected to the south, to roads 4313 and 413, and then the residents will have quick access to the Ayalon lanes, to road 1 and to almost every block of Dan.

For children: Kiryat education from kindergarten to high school
The students who will live in Nooriya will benefit from the strong education system of Rishon Lezion and will receive a response to all their needs in the developing education district of the neighborhood – so that they will not have to walk far or cross main roads to get to kindergarten or school. The first cluster of kindergartens in the Nuriot neighborhood opened already this year, and it includes 5 kindergarten classes and 3 daycare classes, while next year additional kindergartens and an elementary school are to be opened in Kiryat HaHachanun. More mature students can currently walk to the high school that opened this year in the adjacent Narcisim neighborhood, but in the future this too will be spared from them, as another high school is to be opened in Kiryat HaHachanun itself. A synagogue will also open in the neighborhood next year, alongside a conservatory, a preschool center, a classroom center, a youth movement nest, a public library, and more.

Prices: expected to rise
The veteran and respected Shabiru Enterprises and Construction Group has been building the country since 1944. The group, which is considered a leader in the local real estate industry, engages in the initiation, planning and construction of residential neighborhoods, student dormitories, income-generating properties, commerce and hotels. The company has exclusive, independent and full control over execution, so that – Its 30,000 customers (so far) receive a quick and accurate response to all their needs.

Shapiro Park, as mentioned, is a unique concept in terms of its size and the diverse selection of apartments that it offers, which allows each customer to choose the exact apartment for him not only in terms of size and number of rooms, but also in terms of the preferred building type, proximity to Zerifin Park or the garden in Hebrew, proximity to commerce and the hotline, And even residence times – which range from half a year to 3 years or more. The variety is endless, and there is almost no one who will not find an exact solution for them.

The entire neighborhood is built to the high standard of Shabir, which includes rich specifications in the apartments themselves in addition to a spacious lobby and a variety of public complexes – from tenants’ clubs and gyms to art and yoga complexes. The prices today, with the start of the marketing of Shabiru Park, are very similar to the prices in the nearby Be’er Yaakov, but are expected to rise sharply with the completion of the neighborhood and especially with the activation of the brown line: starting from 2.7 million NIS for a 3-room apartment, 2.95 million NIS for a 4-room apartment, and 3.11 A million shekels for a 5-room apartment.
